2.00 MARKETING SERVICES
The Combs Group has successfully developed an experienced and dynamic sales and marketing team that provides a comprehensive market co-ordination and service package tailored to a developer’s individual needs and requirements.
MARKETING AND SALES DIRECTION
The Combs Group would give constant marketing direction and assistance to the outside consultants working with the Developer, including the architects, engineers, landscape designers, lawyers, surveyor, property manager, interior designer and advertising agency.
2.01 ARCHITIECTURAL FIRM
As marketing coordinator, The Combs Group would assist your Development in:
- Determining the mix of suites and initial layouts.
- Review the design and architectural plans including site plan, amenity areas, parking and locker ratios, sizes and suite layouts.
2.02 LEGAL FIRM
To assist your Development in:
- Creating an agreement of purchase and sale that is binding on the purchaser’s part, yet provides flexible terms for the developer and is “saleable” to the purchaser.
- Reviewing the agreement of purchase and sale and the condominium documents including the disclosure statement, declaration, budget, rules, regulations and by-laws.
2.03 ADVERTISING FIRM
To assist your Development in:
Working with the developer’s advertising firm or The Combs Group advertising firm in terms of overall project imaging, target market profile, varying advertising mediums, and sales office location and layout.
Reviewing all advertising material with the Developer including:
- Project name
- Logo design
- Project color scheme
- Support advertising material-brochure, floor plans, newsletters, stationary, purchaser move-in gift, thank-you for visiting cards
- Sales office displays – builder story, area amenities, site plan, recreation plan, project features, suite features and floor plans

To assist your Development in:
- Critiquing common area and suite finishes and features

Subject to the Developer’s direction and approval, the overall marketing strategy includes, but is not limited to, the following:
- Specific methods to generate traffic, techniques to ensure the closing of sales
- A formalized system of pre-sale and follow-up
- A systemized and computerized reporting format, individualized to the developers requirements to monitor the impact of varying advertising mediums, traffic and sales source analysis, sales performance and closing rations, and purchaser profiles
- Marketing budget guidelines
SALES APPROACH
